Case Study
Twickenham Film Studios
Boiler Plant Replacement & Mechanical Infrastructure Upgrade

Project Overview
LDN Project Services was appointed to undertake a boiler plant replacement and associated building services upgrade at Twickenham Film Studios, a well-known operational film and television production facility in South West London.
The works formed part of an upgrade programme to improve the reliability, safety and efficiency of the building’s heating and mechanical infrastructure, ensuring the facility could continue to support ongoing studio operations and tenant requirements.
Due to the live operational nature of the studios, the works required careful planning, coordination and sequencing to ensure services continuity and minimise disruption to production activities within the building.
LDN delivered a coordinated package of mechanical, electrical, fire safety and controls works within the plant room environment.
Scope of Works
The project involved a range of coordinated building services works including:
Mechanical Services
• Removal of existing boiler plant
• Installation of new boiler plant and associated mechanical infrastructure
• Installation of a new flue system
• Modifications to existing heating pipework distribution
• Installation of associated pumps, valves and plant room equipment
• Leak detection system installation
Electrical Services
• Electrical upgrades to plant room distribution
• New electrical connections for plant equipment
• Integration of new controls and monitoring systems
Controls & BMS
• Installation and integration of a new Building Management System (BMS) panel
• Software configuration and integration with existing building systems
• Testing and commissioning of controls interfaces
Fire & Life Safety
• Modifications and upgrades to the existing fire alarm system
• Cause and effect testing to ensure correct system response
• Fire stopping works associated with new service penetrations
• Installation of a new FD60 fire door and frame to the plant room
Surveys & Compliance
• Refurbishment and Demolition (R&D) asbestos survey undertaken prior to works
• Coordination of compliance requirements associated with plant replacement
Key Project Challenges
Live Studio Environment
Twickenham Film Studios operates continuously with multiple production schedules and tenants. Works had to be planned and delivered to ensure minimal disruption to ongoing studio operations.
Plant Room Infrastructure Upgrade
Replacing major plant within an existing building required careful sequencing and coordination to safely remove existing equipment and install new systems within a restricted plant room environment.
Multi-Discipline Integration
The project required coordination across mechanical, electrical, fire systems and building controls, ensuring all systems were correctly integrated and tested prior to handover.
Delivery
LDN managed the works through a structured and methodical approach, ensuring that plant replacement and associated infrastructure upgrades were delivered safely and efficiently.
Key elements of the delivery included:
• Detailed pre-planning and coordination of works
• Careful sequencing of plant removal and installation
• Close liaison with stakeholders to manage access and working windows
• Strict health & safety management throughout the works
• Coordination between mechanical, electrical and fire system upgrades
The works were delivered in a way that maintained the operational requirements of the facility while improving the resilience of the building’s services infrastructure.
Outcome
The completed upgrade delivered a modernised boiler plant and improved mechanical infrastructure for Twickenham Film Studios, enhancing system reliability and supporting the continued operation of the facility.
The coordinated works also improved the safety and compliance of the plant room through upgraded fire systems, fire stopping and controlled system integration.
The project demonstrates LDN’s ability to deliver complex plant room upgrades within live operational environments, managing multiple disciplines within a single coordinated scope.
