LDN Project Services was appointed as Principal Contractor to deliver a Cat A commercial fit-out at Block 4, Queens Quarter, Taberner House, Croydon.
The works formed part of a wider development programme to prepare the commercial unit for occupation, providing upgraded building services infrastructure, improved accessibility and compliance with current building regulations.
The project was delivered over a 7-week programme, with LDN responsible for coordinating construction works, mechanical and electrical installations, life-safety systems and compliance requirements.

Scope of Works
LDN delivered a coordinated package of construction and building services works, including:
Construction Works
• Delivery of Cat A commercial fit-out
• Installation of a new screed floor build-up, including
– 100mm floor insulation
– 50mm liquid screed to raise existing slab by 150mm
• Site preparation and protection works
• Coordination of construction activities within the commercial unit
The screed installation was designed to comply with Part L building regulations and required U-value performance targets.

Mechanical & Public Health
• Installation of new disabled accessible WC in accordance with Part M requirements
• Installation and testing of new pipework infrastructure
• Pressure testing and chlorination of water systems
• Water sampling to confirm potable supply compliance
The installation was tested and approved as wholesome water at the point of handover.

Fire & Life Safety Systems
LDN installed and commissioned a new Category L3 Fire Detection & Alarm System, including:
• Advanced Go fire alarm control panel
• Apollo XP95 smoke detectors
• Intelligent manual call points
• Sounder bases and wall mounted sounders
• Intelligent interface unit
The system was fully installed, tested and commissioned to ensure compliance with fire safety requirements.

Health, Safety & Site Management
As Principal Contractor, LDN implemented a Construction Phase Plan in accordance with the Construction (Design and Management) Regulations 2015.
This included:
• Site inductions and safety briefings
• Controlled site access and welfare arrangements
• Task-specific RAMS for all work activities
• Daily safety monitoring and toolbox talks
• Waste management and recycling controls
• Coordination with residents and building users
Deliveries and site activities were carefully managed to minimise disruption to surrounding occupants and neighbouring properties.
